Common problems
Water where it shouldn't be? Here's what it usually is.
A wet yard in Northeast Florida is almost never bad luck. It is sand over hardpan, a high water table, a 3-inch storm and a downspout pointed at the wall. We find which, and fix that.

Not sure which one you have? Start with our guide to standing water in your yard: the 24/48-hour test, what you can try yourself and when to call.
Standing water after rain
Two days later and the lawn is still a pond. Usually hardpan under the sand plus nowhere for the water to go.
Fix itWater against the foundation
The slab sits in a puddle every storm. Downspouts and grading first — then a drain if it still needs one.
Fix itDownspout dumping at the wall
A whole roof's water landing on a splash block a foot from the house. Piped underground to a legal outlet.
Fix itSoggy lawn that never dries
Looks dry, squishes underfoot. Water is sitting on the hardpan — a French drain gives it a route out.
Fix itDriveway or pool-deck puddles
Water running down the driveway or standing at the lanai edge. A channel drain or catch basin takes it.
Fix itErosion and washed-out mulch
The bed loses its mulch at the same corner every storm. That corner is where the water is concentrated.
Fix itNeighbor runoff
Their yard drains into yours. We intercept it on your side and route it to the street or a dry well.
Fix itMosquitoes in a wet yard
Water that stands more than a few days breeds them. Drain the low spot and the swarm goes with it.
Fix itOur services
Drainage first. Pavers and gutters, same crew.

French Drain Installation
Pipe in washed gravel and filter fabric along the wet strip, carried to the street, a swale or a dry well. Built for sand over hardpan, not copied from a northern how-to.
Dry my yard
Downspout Drainage
The cheapest fix on most Jacksonville houses: each downspout tied into buried pipe and sent away from the foundation. Often the whole job.
Fix my downspouts
Catch Basins & Channel Drains
A grated basin in the spot that ponds, a channel drain across the driveway or pool deck — tied to pipe, not left to soak.
Drain the low spot
Yard Regrading & Swales
When the builder's grading has settled flat, we re-shape the lot so water leaves on its own. Laser level, compacted soil, sod restored.
Regrade my yard
Paver Cleaning & Sealing
Pressure clean, polymeric sand, sealer. Color back, weeds and ants out of the joints. Driveways from $899, repeat every two to three years.
Seal my pavers
Paver Driveways & Patios
Same crew, same equipment, same base work. New driveways and patios with the drainage designed in — channel drain at the apron, slope away from the house.

Why Armadillo
Why homeowners call the Armadillo.
Free inspection in 48 hours
We walk the yard, find where the water comes from and where it can legally go, and write it down.
The cheapest fix first
Downspouts and grading are checked before anyone mentions a French drain. Many yards need less than they fear.
Built for Florida ground
Sand over hardpan, a high water table and 2–4 inch storms. Systems sized for that, not for a drizzle.
Never onto your neighbor
Water goes to the street, a swale or a dry well on your lot — the discharge point is on the plan you sign.
Lawn put back
Trenches backfilled, compacted and re-sodded. You should have to look for where we dug.
One crew for water and pavers
Drainage, pavers and gutters are one chain. The same crew does all of it, so nothing is fixed in a way that breaks the next link.
Four ways we move water
The right fix for where your water stands.

French drain
Perforated pipe in gravel and fabric along a wet strip. Collects water across its whole length.

Downspout drainage
Solid pipe from each downspout to a legal outlet. Roof water never touches the foundation.

Catch basin
A grated box in the low spot that ponds, tied to pipe. Also on driveways and pool decks.

Dry well
A buried chamber that holds a storm and lets it out slowly — for lots with nowhere else to send it.
Pavers: driveway and patio
Pavers that look new and drain right.
Same crew, same equipment, same base work as drainage — so the driveway and patio slope away from the house and the channel drain is built in, not added later.
- Clean, re-sand, sealPressure cleaning, polymeric sand in the joints and a sealer rated for Florida sun.
- Channel drain built inA driveway drain across the driveway apron, set into the pavers instead of cut in later.
- Travertine, Belgard, TremronDriveway and patio pavers matched to the house and to what is already on the lot.
- Repeat sealing every 2–3 yearsWe put the next date on the invoice and call when it comes up.
- Sunken pavers liftedSections that settled or were pushed up by roots are lifted, the base fixed and relaid.
- New driveways and patiosCompacted base, edge restraint and a slope that sends water away from the house.

Reviews
Dry yards, in their words.
“Our side yard was a pond after every storm. They tied the downspouts into a drain to the street and the next rain it was dry by dinner.”
“Builder grading in our subdivision sent everything to the back corner. They regraded the swale and put the sod back so you can't tell.”
“Honest — they said we didn't need a French drain, just downspout lines and one catch basin. Half the price of the other quote.”
“Water was running down the driveway toward the house every storm. A channel drain at the apron fixed it, and they sealed the pavers the same week.”
“Pool deck flooded at one edge every summer storm. Clear plan, written price, and they knew the HOA rules before we did.”
“Found the old buried drain the oak roots had crushed, replaced it and relaid the pavers the roots had pushed up.”

About the name
Why an armadillo?
The nine-banded armadillo is as Florida as the afternoon storm. It digs — that is what it does best — and it carries its own armor. We dig trenches for a living, and our job is to be the shell between your house and the water. Low to the ground, always working, never in a hurry to leave before the job is done.

Water standing where it shouldn't?

FAQ
Drainage questions? Straight answers.
Why does my yard flood when the soil is sand?
Because under the sand, at about 12 to 36 inches, most Northeast Florida lots hit hardpan — a dense layer water barely passes. Rain soaks in, stops at the hardpan and either sits or moves sideways to the lowest point on the lot. A drainage system gives that water a route out.
What does the water table have to do with it?
Near the river and the coast the water table is only about 2 to 4 feet down and rises in the wet season. When the ground is already full from below, a 3-inch storm has nowhere to soak. That is why some yards stay wet for days in August, and why we test before recommending a dry well.
Do I need a permit for a French drain?
A private drain that stays on your lot and does not change runoff onto a neighbor usually does not. A permit is needed if the system ties into city storm sewer, discharges into a public easement, a pond or wetland (St. Johns River Water Management District), or a driveway is in the city right-of-way. We tell you which applies on the inspection.
Can I just send the water to my neighbor's yard?
No. Under Florida's reasonable-use rule you cannot redirect your water onto a neighbor's property. It is also the most common cause of disputes. We discharge to the street, a swale on your lot or a dry well, and the discharge point is marked on the plan you sign.
How much does yard drainage cost?
Typical ranges in our area: French drain $20–45 per foot (a 50–100 ft run is $2,000–6,000), downspout drainage $300–800 per point, catch basin or channel drain $500–1,500 per point, regrading $1,000–5,000, dry well $1,000–3,000. The inspection is free and the price is written before we dig.
How long does the work take?
A set of downspout lines or a catch basin is usually one day. A French drain run of 50 to 100 feet is one to two days. Regrading depends on the area and the sod. You get the schedule with the written price.
What happens to my lawn after the trench?
We cut the sod, set it aside where we can, and after the pipe and gravel go in we backfill, compact and lay the sod back or new sod to match. The trench line settles flush within a few weeks of watering.
Do you offer a warranty?
Yes. Workmanship is covered by a labor warranty in writing, and the terms are printed on your estimate. Materials such as NDS basins and ADS pipe carry their manufacturer's warranty.
When is the best time to call?
During or right after a rain, when you can see where the water stands — take a photo. Work itself goes fastest in the drier months, March to May, so the system is in before the June–September storms.
Do you do pavers too?
Yes — cleaning, re-sanding and sealing, lifting and relaying sunken sections, and new paver driveways and patios. It is the same crew and the same base work as drainage, and it is the right time to add a channel drain.
Do you install gutters?
We install seamless gutters, add downspouts and extend them, because gutters are the first link in getting water off the foundation. Most of our gutter work is tied to a downspout drainage job.
What areas do you serve?
Mandarin, Southside, Fruit Cove, Julington Creek, Nocatee, World Golf Village, Fleming Island, Oakleaf Plantation, Orange Park, Ponte Vedra Beach, St. Augustine and Jacksonville Beach — Duval, St. Johns and Clay counties, about 25 miles from our Mandarin base.
